Owner bought the boat in 2004  
If the clock could be turned back, would owner buy again? Yes, I would buy this boat again.  
Gear that's been added replace 2 side stays and bought a storm jib.  
Structural or complex improvements replace the wood toe rails  
The boat's best features Very balanced boat. Easy to sail. Very simple riggings.Nothing complex about the boat  
Problem areas in terms of design, materials, maintenance, etc. None  
Sailing characterisitcs Boat is very stable beacuse it is balance.The sail area is just right for the displacement. Large rudder makes it very responsive.I sail in San Francisco Bay,always 15 to 25Knots.Sailed it in 20 to 25knots, did not reef,did a chicken jibe,toe rail into the water heeled 40 degrees and when the wind spilled off the sail the boat right itself back.Sail down wind infront of Golden Gate bridge,25Knots,2hands on the tiller, boat surfing on top of the waves but large rudder kept it on track.  
Motoring characterisitcs Use a 9.9 outboard motor move it quite well.  
Liveability I won't live int it. It's only a 22 footer.

Other comments I love this boat simple, stable and a she's sexy boat.
