If the clock could be turned back, would owner buy again? Yes. This boat has more than delivered everything we expected. We kept her(Koniki) on Percy Priest Lake outside Nashville and had many great times. Our marina- Nashville Shores was fantastic- great people, fun, etc. Our slip had a patio, so we would have fun with the adults while our children, played on board.  
Gear that's been added We added a marine air 16,000BTU unit- being from Florida, we over spent on the "cold factor". We also replaced the head. We are the 3rd owners. The second spent time and effort to redo the sails and install a Shaeffer Fruler. The original outboard( a 20 year old Yamaha 9.9 4 stroke) let go on the first leg of our adventure down the TN Tomm. A great story for another day... I re-powered with a used Mercury 9.9 ($900.00). We motor along between 6 and 6.5 KTS. My wife recovered all of the interior cushions and we purchased "Bottom siders" for the cockpit. Uasually when we sail. we troll- so we have 2 pole holders on the stern rails. We have an outdoor grill and... on and on...  
Structural or complex improvements No.This boat was built with very few things to break-I want to keep her that way. We have had her out of the water 2X and painted the bottom in 2004. We use a Garmin Depth, fish and speed unit... which we connect and remove as we wish. It is our only true-electronic.  
The boat's best features It is extreamly easy to dock in all types of wind. I was able to single hand, launch and dock in most conditions. The boat is light enough to be able to "man-handle" if needed. We uasually docked "stern first" so we could listen to the stereo... A very responsive sailor on all points- often my wife and I would sail around the lake for a "lunch on the lake"... We were very comfortable at all points of sail and multiple tacking in 10-15 knots-(about 4.5-5.5 type speed). If the wind picked up or we played out more sail to have the speed in the 5 to 6 range- more care and attention was needed. Days with low wind and a speed in the 1 to 3 knot range were common in the summer and a lot of fun. Since we have started down the Tn Tom-( our mast is down and we motor all day)- I have gained a great appreciation for the ice box- it has kept ice for 3 days!  
Problem areas in terms of design, materials, maintenance, etc. Reefing the main is my only real concern- mine is rigged without the "jiffy lines" so I use sail ties. (a drag) My kids wish we had more opening ports- when sailing with the forward hatch closed it gets hot- I am considering a generator so we can run the air when we are off of shore power. A shower!  
Sailing characterisitcs I mentioned some above... I did go out in a few of the summer storms to get a feel for the boat in higher wind conditions- With the main down and the jib reefed down to about 20%- the boat was able to tack and remain in control with wind gusts above 20. We have a hand held wind meter and it always seems to read lower than what we think...  
Motoring characterisitcs While docking through the locks on the TN Tom- 9 down =1 to go... no issues- I single handed all of the tie-ups to the floating bollards and had no issues. In most conditions, unless we had to power in against strong wind--- we would coast and not use the reverse on the motor.  
Liveability We have had 3 night stays and that is a challenge= Koniki does not have a shower or generator so- having a marina with nice facilities is important to us. Uasually we listen to XM radio and play cards at night, This is our "sleeping" lay out- my wife takes the front berth-, my son takes the long couch, my daughter takes the short and I sleep on the cabin sole on top of our cockpit cushions- This keeps them dry, gives me a firm support and lost of room and keeps us from having to dig stuff out of the aft bearth( this is our storage)

Other comments I am looking for a bigger one now... If it was just my wife and I, the 272 would be fine. With 2 kids, it can get real tight after a day or 2.- but we love the boat and continue to have great times.
